With March here, spring has finally arrived and that sense of hope is in the air again. After what has felt like a very long winter, here at Venture we’re looking forward to the next few months and hopefully some more blue skies.
28th March 2024 marked the busiest day of last year for new properties being listed on Rightmove. Why? Spring is generally regarded as one of the best times of the year to market your property. The weather is improving and it’s warmer.
Why does this matter? Well, first of all you can get outdoor spaces tidied up and looking more appealing for the marketing of your property. A garden full of blossoming flowers and set up furniture sells an image to prospective buyers. They could be sat here in the sun after a long, hard day at work. They could be hosting barbecues with their friends in the warmer months. It always looks better than overgrown lawns, dead leaves and a colourless outlook.
The weather being warmer is also a big plus. Walking into a warm house with the sun shining is always more welcoming than a cold property in the winter.
The other important impending change is the increase in stamp duty. Currently there’s no stamp duty on purchases up to £250,000 but it is charged on 5% from £250,001 to £925,000. From 1st April 2025, there’s no stamp duty on purchases up to £125,000, a 2% charge from £125,000 to £250,001 and 5% on £250,000 to £925,000. Slight changes to first time buyers also who are currently exempt up to £425,000. This threshold is being reduced to £300,000.
